What our climate does to a solar array
The Bay Area is genuinely tough on rooftop solar. Long dry summers coat panels in dust and pollen. Wildfire smoke leaves soot that doesn’t rinse off in the next rain. Coastal homes deal with salt air. And birds nesting under an array are one of the most common causes of real damage we see.
Bird droppings are worse than plain dust, because a concentrated spot of shade creates a hot spot — the shaded cell stops producing and starts absorbing energy instead, which over time can permanently damage it.
Then there are the invisible problems. Micro-cracks from hail, falling branches, or years of thermal expansion don’t show up to the naked eye. They show up as gradual production loss, and the reliable way to find them is infrared inspection during a professional visit.
None of this means solar is high-maintenance — it isn’t. It means a periodic check is cheap insurance on a system that’s supposed to run for 25 years.
The inspection
What we check on every visit
- Panel cleaning — soft-brush wash to remove dust, pollen, soot, and droppings without scratching the glass
- Module condition — inspection for cracked glass, frame damage, discoloration, and delamination
- Inverter data — read and record output, check for fault and error codes, verify normal operation
- Production analysis — actual output compared against what your system should be producing for the season
- Electrical connections — check for loose connectors, corrosion, and damaged or frayed wire insulation
- Mounting & racking — verify clamps, rails, and attachments are secure and torqued
- Roof penetrations — inspect flashing and conduit entries for leak resistance
- Pest & bird intrusion — check under the array for nesting, damage, and chewed wiring
- Shading review — note new shade from grown trees or neighboring construction
- Written report — findings, photos, and any recommended repairs, with approval requested before work
How often
Choosing a schedule
Annual
The baseline for most Bay Area homes. One thorough visit a year catches the majority of developing issues before they cost real production.
Twice yearly
Worth it if you’re under heavy tree cover, near agriculture, in a dusty area, or you get regular bird activity on the roof.
After events
Following a hailstorm, heavy wildfire smoke, major windstorm, or any sudden unexplained drop in your production numbers.
Between visits
The one habit that catches almost everything
Check your monitoring app once a month. Every modern system — Enphase, SolarEdge, and the rest — shows daily and monthly production in kWh. Compare this month against the same month last year. A meaningful unexplained drop is your earliest warning that something needs attention.
And if your inverter shows a grid fault, ground fault, or overtemperature error, don’t wait on it. Some of those indicate a genuine safety issue and should be looked at promptly. Call us and we’ll tell you honestly whether it’s urgent.

Do solar panels really need maintenance?
They’re low-maintenance, not no-maintenance. There are no moving parts, but panels get soiled, connections loosen, inverters develop faults, and pests get under arrays. Because none of that announces itself, systems can lose meaningful output for years unnoticed. A periodic professional check is inexpensive relative to the production it protects.
Can I just clean the panels myself?
You can rinse accessible panels with a hose and a soft brush, but we’d rather you not climb onto a roof for it. Beyond the fall risk, harsh scrubbing or the wrong cleaner can scratch or damage the glass and void warranties — and a rinse won’t catch the electrical and mounting issues that actually threaten your system.
How do I know if my system is underperforming?
Compare your monitoring app’s monthly production against the same month in previous years, allowing for normal degradation of roughly half a percent per year. A sharp or sustained drop beyond that, or an inverter throwing errors, is worth investigating.
Do you service systems installed by another company?
Yes, and it’s a big part of what we do. Plenty of Bay Area homeowners inherited solar with a house purchase, or had it installed by a company that has since gone out of business. We’ll assess what you have, document it, and take over its care.
What if you find a problem?
We document it with photos in a written report and explain what it means for your production and safety. If a repair is needed, we quote it and ask for your approval before doing any additional work. Nothing gets done or billed without your say-so.
